The main factors
Wall area and shape
Siding is measured by wall area. Gables, dormers, bays and many corners take more cutting and trim than a plain box.
Material
Vinyl, insulated vinyl, engineered wood, fiber cement and cedar differ in material price, labor and finishing. Painting fiber cement or wood on site is extra work.
Tear-off and disposal
Removing old siding, sometimes in several layers, and carting it away takes time. Going over existing siding avoids some of it but has limits.
What turns up underneath
Rotted sheathing or framing found during tear-off is repaired before new siding goes on. Ask how it will be priced if it turns up.
Trim, soffit and wrap
Window and door trim, corner boards, soffit, fascia, house wrap and flashing can be a large share of the job.
Height and access
Two- and three-story walls, steep lots, decks and plantings next to the house all affect staging and labor.
Getting prices you can compare
Ask each contractor to name the product line, profile and color, the trim material, what wrap and flashing they use, and how they handle rot. Then the written prices describe the same job. Under New York's home improvement law the contract must describe the work and materials, so this is reasonable to ask for.
This site does not set prices; the contractor gives you a written price after seeing the house.
